The majority of our homes are offered under the usual 100% ownership model. A single individual, family or company will own the entire unit.

100% Secure Leasehold

It is not legal for a foreigner to own land in Thailand. Leasing is completely legal and brings no risks or recurring expenses. Sleep soundly, with a lease directly in your name, knowing that your home and investment is safe.

The property will be registered in your name at the land office, with the right to extend twice for two additional 30 year periods. We believe that leasehold is the safest, simplest and cheapest way to own property in Thailand.

No requirement to file corporate taxes in Thailand. The property is simply yours.

In the past, foreigners would create nominee, Thai companies to hold property. Whilst illegal, these companies have been tolerated. Recently there has been a shift in attitude resulting in numerous high-profile prosecutions in Phuket and neighboring Koh Samui..

Such companies come with the risk of prosecution, significant expense, requirements to file taxes, work permits, pay personal tax in Thailand and declare your dual tax residence in your home country.
