Individual Ownership

The majority of our homes and villas are offered under the usual 100% ownership model. A single individual, family or company will own the entire villa.

Group Ownership

We offer a limited number of units under a group ownership structure. This scheme is perfect for those who want to benefit from the outstanding ROI but do not have the full capital to invest.

Under this structure the cost and ownership of a given property is split between 2 or more individuals. The number of individuals may vary from group to group; a typical number of fractional owners would be 5. As an example, fractional ownership in a Bay View property, with 5 owners may be purchased for just 2 million baht.

Typically, members of a 5 investor group would each get 1 month for their own personal use, with the villa rented for the remaining 7 months of the year. The profits will be distributed amongst all owners at the end of each month. An investor can expect to completely pay back their investment in around 5 years.

Group owned properties are used primarily to earn a high ROI for the investors. They are rented for the maximum possible time and are only available for the investors personal use during the 5 month low rental season.

100% Secure Leasehold

It is not legal for a foreigner to own land in Thailand. Leasing is completely legal and brings no risks or recurring expenses. Sleep soundly, with a lease directly in your name, knowing that your home and investment is safe.

The property will be registered in your name at the land office, with the right to extend twice for two additional 30 year periods. We believe that leasehold is the safest, simplest and cheapest way to own property in Thailand.

No requirement to file annual taxes or pay personal tax in Thailand. The property is simply yours.

In the past, foreigners would create nominee, Thai companies to hold property. Whilst illegal, these companies have been tolerated. Recently there has been a shift in attitude resulting in numerous high-profile prosecutions in Phuket and neighboring Koh Samui..

Such companies come with the risk of prosecution, significant expense, requirements to file taxes, work permits, pay personal tax in Thailand and declare your dual tax residence in your home country.
