Photographs show Gaia's finished show residence, open to visit; the studios are delivered to the same standard. Only six of each sea size will exist. Prices in Thai Baht, excluding transfer fees and taxes; outdoor areas are approximate and stated in your agreement.
The numbers
Projected returns, stated plainly
Every studio joins Gaia's rental programme. Gaia markets the studio, hosts the guests and handles cleaning and maintenance for 20% of rental income after platform commissions. You receive a monthly statement and block your own dates, with no fee on owner stays.

After Gaia's 20% management fee, platform commissions and running costs, modelled per studio type on blended seasonal rates and occupancy. Projected, not guaranteed. Ask for the per-unit model with its assumptions.

Ownership
Registered in your name
Each studio is sold as a 30-year registered leasehold on Chanote-titled land, the highest grade of land title in Thailand. Your sublease is registered in your own name at the Koh Phangan Land Office and recorded on the title deed. No nominee company, no side agreements.
The 30-year term starts at the registration of the head lease, not at handover. The construction period is counted inside it, so the term remaining at delivery is 30 years less the build time. Your exact dates are written into your Sale and Purchase Agreement, and nothing beyond the registered term is presented as guaranteed.
